OSRS Construction Guide 1–99: Fastest Methods, Butlers and Mahogany Homes — Bils Services

Construction 1–99 done properly: the oak larder to mahogany table to gnome bench route, how servants and the demon butler work, Plank Make, Mahogany Homes for cheap XP, and the house unlocks worth building first.

Overview

Construction is the most expensive skill in the game and the one that pays the most back in convenience. A finished house is a bank teleport, a Prayer altar, a rejuvenation pool and a teleport nexus rolled into one.

The fast route is short and well-known: oak larders, then mahogany tables, then gnome benches, with a servant carrying planks so you never bank. The interesting decisions are about cost — whether you buy planks, make them, or take the Mahogany Homes route and trade speed for money.

This guide covers the level route, servants, Plank Make, the affordable and Ironman routes, and which house rooms are worth building before you chase 99.

Quest and Diary Unlocks That Change the Route

Construction needs less questing than most skills, but a few unlocks change either the cost or the usefulness of what you build.

Unlocks worth doing first
  • Unlock
    Lunar Diplomacy
    What it gives you
Required for the Plank Make spell, which turns logs into planks without a sawmill trip.
  • Unlock
    Mahogany Homes
    What it gives you
A contract-based Construction activity that gives XP plus the plank sack, Amy's saw and the Carpenter's outfit.
  • Unlock
    Dragon Slayer II
    What it gives you
Unlocks the mounted mythical cape, a convenient house teleport option.
  • Unlock
Enakhra's Lament / house teleport options
    What it gives you
Various teleport unlocks that make banking between builds faster.
  • Unlock
    Servant access
    What it gives you
Servants are hired in Ardougne. The demon butler at 50 Construction is the one that matters.
  • Unlock
    Carpenter's outfit
    What it gives you
Earned through Mahogany Homes; gives a small Construction XP bonus for the rest of the grind.

Recommended Equipment and Boosts

Construction gear is mostly about plank logistics. Nothing you wear affects build speed except the outfit bonus.

Gear, outfits and boosts
  • Item / boost
    Saw and hammer
    Effect
Required to build at all. Keep both in your house inventory setup.
  • Item / boost
    Amy's saw
    Effect
Mahogany Homes reward that replaces the saw and hammer in one slot.
  • Item / boost
    Plank sack
    Effect
Mahogany Homes reward that carries extra planks per contract trip.
  • Item / boost
    Carpenter's outfit
    Effect
Small Construction XP bonus; worth earning before a long grind.
  • Item / boost
    Demon butler
    Effect
Fetches planks from the bank so you never leave your house. Available at 50 Construction.
  • Item / boost
    Plank Make
    Effect
Lunar Diplomacy spell that converts logs to planks in place, using astral and nature runes.
  • Item / boost
    Bank teleport method
    Effect
Any fast way back to a bank; the loop is build, restock, repeat.
  • Item / boost
    Coins in inventory
    Effect
Servants must be paid per trip. Running out stalls the whole grind.

Level-by-Level Training Table

The classic route uses three builds for almost the entire skill. Each one is the best XP per plank available at its level.

Construction 1–99 route
  • Levels
    1–19
    Method
    Crude wooden chairs
    Notes
Regular planks. Cheap and quick to get through.
  • Levels
    19–33
    Method
Oak chairs / oak larders as they unlock
    Notes
Switch to oak planks; oak is the workhorse of the early skill.
  • Levels
    33–52
    Method
    Oak larders
    Notes
The first genuinely efficient build. Requires a kitchen.
  • Levels
    52–77
    Method
    Mahogany tables
    Notes
Built in the dining room. The main cost centre of the skill.
  • Levels
    50+
    Method
    Hire the demon butler
    Notes
Do this the moment you hit 50; it removes banking from the loop.
  • Levels
    77–99
    Method
    Gnome benches
    Notes
Built in the superior garden. The fastest XP per plank to 99.
  • Levels
    Any level
    Method
    Mahogany Homes (alternative)
    Notes
Far cheaper per XP and gives the plank sack, Amy's saw and Carpenter's outfit.
  • Levels
    74+
    Method
    Oak dungeon doors (alternative)
    Notes
An oak-only option if mahogany prices are painful.

Fastest Route

The fast route is a tight loop: butler fetches planks, you build and remove the same object, repeat. Cost is the constraint, not XP.

  1. Buy your planks in bulk before you start; running out mid-session is the main time sink.
  2. Build a kitchen and run oak larders from 33 to 52.
  3. Hire the demon butler the moment you reach 50 Construction.
  4. Build a dining room and run mahogany tables from 52 to 77.
  5. Earn the Carpenter's outfit through Mahogany Homes before the long final stretch.
  6. Build a superior garden and run gnome benches from 77 to 99.
  7. Keep coins on you at all times to pay the butler; an unpaid butler stops the loop.
  8. Learn the build-and-remove click pattern so each cycle is muscle memory.

Cheapest and Most Affordable Route

  • Mahogany Homes is the cheapest meaningful Construction XP in the game — you are paid for contracts instead of paying for planks.
  • Use Plank Make with your own logs instead of buying planks at the sawmill.
  • Take logs to the sawmill operator yourself rather than buying finished planks when the spread is bad.
  • Prefer oak builds over mahogany when prices spike; oak dungeon doors at 74 keep you moving without mahogany.
  • Earn the Carpenter's outfit early so every plank after that is worth slightly more XP.
  • Build only the house rooms you actually use before chasing levels.

AFK and Low-Intensity Route

  • Construction is not an AFK skill. The build-and-remove loop needs constant clicking, and the butler needs regular attention.
  • Mahogany Homes is the lowest-intensity option: contracts involve travel and multiple builds, so the pace is slower and more forgiving.
  • Making planks with Plank Make in bulk is a repetitive low-decision task you can do while distracted.
  • If you want low attention, do your log gathering AFK and your building in short focused sessions.

Ironman Route

  • Mahogany Homes is the Ironman backbone. It pays you, gives the plank sack and Amy's saw, and does not require a plank market.
  • Cut your own logs and use Plank Make once you have Lunar Diplomacy, or run them to the sawmill operator in bulk.
  • Prioritise useful rooms over XP: a gilded altar at 75 pays for itself in Prayer, and a rejuvenation pool saves endless food.
  • Build a teleport nexus once you can; travel time is the hidden cost of every Ironman grind.
  • Stockpile logs while doing other content rather than making dedicated Woodcutting trips.
  • Accept a slower route — Construction is the skill where Ironman and main play diverge most.

Common Mistakes

  • Grinding to 99 without building the rooms that make the house useful.
  • Not hiring the demon butler at 50 and continuing to bank planks manually.
  • Running out of coins to pay the butler mid-session.
  • Buying mahogany planks during a price spike instead of switching to oak builds.
  • Skipping the Carpenter's outfit before the 77–99 stretch, which is where the bonus matters most.
  • Ignoring Mahogany Homes entirely and paying full price for every level.
  • Building the wrong room type and then rebuilding it, which wastes both planks and time.
  • Treating Construction as a skill to rush rather than one to fund.

Useful Plugins

  • Mahogany Homes — highlights contract objects and tracks contract progress.
  • Menu Entry Swapper — makes build and remove clicks single-action, which is most of the skill's speed.
  • Inventory Tags — keeps your saw, hammer and coins in fixed slots.
  • Bank Tags — one-click plank withdrawals between sessions.
  • XP Tracker — compares Mahogany Homes against straight building for your prices.
  • Timers — tracks butler trips so you notice when the loop stalls.

FAQ

What is the fastest Construction route?

Oak larders from 33 to 52, mahogany tables from 52 to 77, then gnome benches from 77 to 99, with the demon butler fetching planks from 50 onward.

When should I hire the demon butler?

Immediately at 50 Construction. He removes banking from the loop, which is the single biggest speed improvement in the skill.

Is Mahogany Homes worth doing?

Yes, for two reasons: it is much cheaper per XP than straight building, and it gives the plank sack, Amy's saw and the Carpenter's outfit that make everything after it better.

How much does 99 Construction cost?

It depends entirely on current plank prices, which move constantly. Price your chosen build against the live Grand Exchange rather than trusting a fixed total.

Should I use Plank Make?

If you have Lunar Diplomacy and your own logs, yes — it removes sawmill trips. If you are buying planks anyway, it saves little.

Which house rooms should I build first?

The ones you will use: a gilded altar at 75 for Prayer, a rejuvenation pool for healing, and a teleport nexus for travel. Cosmetic rooms can wait.

Bottom Line

Construction is a money problem, not a difficulty problem. Decide first whether you are buying planks for speed or running Mahogany Homes for value.

Hire the demon butler at 50, earn the Carpenter's outfit before the final stretch, and build the rooms you actually use on the way up.

If you want the house unlocks without the plank bill and the click loop, our Construction training is hand-done.
